			<content:encoded><![CDATA[<p>When you are the owner of property, you will have to pay property taxes. These types of taxes are decided by the local governing bodies. The majority of people are familiar and reminded of their property taxes when a levy in the their area is brought up during an election year. Because the acceptance of levies means higher property taxes, many people will vote against levies if they feel their property taxes are already too high.</p>

<p>Property taxes are assessed on annually, but that doesn&#8217;t always mean that the taxes are going to climb. In some instances, the tax rates don&#8217;t change, meaning that if your property value has not altered, your taxes will not change. But when you have added to the value of your home or other properties, you will need to pay higher property tax.</p>
<p>This tax is determined by multiplying the rate of the property tax (as determined by the local government) by the current assessed value of the home. Also, there are personal property taxes that have been put into place to raise taxes for those with higher ticket items in their possession like cars and other vehicles, boats, aircraft, art, business inventory, and stocks and bonds.</p>
<p>Property taxes are mandatory because they help to fund the daily operations of local government buildings, fire departments, parks, hospitals, etc. However, with rising property taxes, some people are unable to keep up with the rising costs and choose to move to an area with cheaper property taxes.</p>
<p>Because these taxes are figured on the fair market value of properties (and the values seem to continue to go up), the costs just become too great for those with an income that isn&#8217;t rising at the same time. In addition, some governments not only demand property taxes for the building in which you live, but also the land upon which it has been built.</p>
<p>There is a concern with the property tax issue that the rising costs have actually contributed to a rise in urban sprawl. As people decide that they can not pay certain property taxes in certain areas, they simply spread out to find areas where the taxes aren&#8217;t as bad. This is leading to a larger sprawl in even smaller cities.</p>
<p>Efforts being made to take care of this situation include conservation easements, policies in which certain pieces of land are not allowed to be developed any more in the future; Current use valuation, where the land is figured at the current value of its current use instead of assessing the value of land at the potential value; exemptions from property taxes that allow some pieces of land like farms to be valued at minimal prices, doing away with their property taxes altogether; and land value taxation, which allows for improvements to actually encourage decreasing the value in order to decrease the property tax.</p>
<p>No matter which type of property you own, you will find that paying tax on it is necessary. Although its hard to see at times how you are benefiting from paying property taxes, this money is necessary to make many of the public services that you will use, available. A reverse mortgage is different from a traditional mortgage loan in that it does not need to repaid as long as you live in the home. With a reverse mortgage, you can use the value, or equity, or your home as a way to get cash, through several dispersal methods, which include receiving the cash all at once, in a single lump sum payment, in regular monthly installments, as a credit line and as a combination of these methods.</p>

<p>Qualifying for a reverse mortgage in San Diego does not require the borrower to meet a set monthly income minimum, as is the case with more traditional types of home loans. This is because again, no monthly repayments are required as long as you live in the home.  Homes eligible include single family dwellings or two to four unit properties that are owned and occupied by the borrower. In addition, townhouses, detached homes, and n some cases, manufactured homes are also eligible, and it is possible for individual condominiums to qualify under this type of loan as well.</p>
<p>Seniors may be concerned that their home will be taken from them if they outlive the life of their loan, or that if they opt for a reverse mortgage, they will not be able to pass their property on to their chosen beneficiaries.  In actuality, as long as you or one of the borrowers lives in the house and keeps the home owners insurance and taxes paid and up to date, the reverse mortgage does not need to be repaid, and you will never owe more than the value of your hone.</p>
<p>When you decide to sell your home, or when it is no longer being used for your primary residence, either you or your estate will repay the amount that you received from your reverse mortgage, leaving the remaining equity to you, or your heirs.</p>
<p>With a reverse mortgage, as with any type of loan, there are certain risks and requirements that you should be aware of, and these may vary slightly both by state and region.  Your San Diego mortgage lender should be the first person whom you consult, and will be able to give you individualized advice and information to help you determine whether a reverse mortgage is right for you.</p>

Well back into history, you can see the importance of owning property.  Those that owned a lot of land, whether that land was farm land, commercial locations or even just vast open fields, were able to have more power in their daily life.  Property owners have always been rich in terms of power as well as in terms of wealth.  If you would like to have a bit of this benefit for yourself, you may believe that you need a sizable amount of money to get started.  This is not the case.</p>

<p>The Property Investment World Has Changed</p>
<p>Just a few decades ago, if you wanted to purchase a piece of property you either had to have the asking price for the property in cash and readily able to use or you had to visit your local savings and loan or bank and request a mortgage loan. Property investing is still the long term, highly desired method of building wealth and it will remain that way.  Yet, you no longer need to worry about the investment requiring a large chunk of your money.</p>

<p>As well as being beautiful with great beaches and a warm climate, Bodrum is also known as one of the most cosmopolitan towns in Turkey. It has literally dozens of dining options, pubs and even nightclubs, not to mention a marina and yacht club.</p>

That said coastal villas in Bodrum are among the most-pricey in Turkey, but given the factors mentioned above this is not to say that they don&#8217;t offer spectacular value for money. Currently a 3 bedroom coastal villa will set you back in excess of £200,000, whereas if you come inland a km the price is halved.</p>
<p>Coming inland is not such a bad option in Bodrum though. Because the town is built sloping upwards away from the sea, one can find properties 800-1000m inland that still have impressive views out over the ocean.<br />
All in all Bodrum properties have a lot to offer the lifestyle buyer or investor that is willing to pay a little more for a great location.</p>
